Questions to Ask During a Home Inspection

As a buyer, you want to make informed decisions about the home you’d like to purchase. When it comes to the home inspection, we recommend asking the questions below to get the most out of it. By doing so, you’ll uncover potential issues and can decide what’s the best next step given all you’ve learned.

Home Inspection 101

If you’re a first-time homebuyer, you may be wondering what exactly a home inspection entails. In short, it’s a visual assessment of a home’s condition. A home inspector looks for a wide range of potential problems throughout the home, including issues with walls, floors, windows, doors, decks, attics, ceilings, and more. As a buyer, you may want to accompany the inspector during the inspection. As the National Association of Realtors (NAR) explains, “Inspectors can show potential homeowners where certain plumbing or electrical details are located and help buyers understand the scope of a potential problem.” Additionally, NAR states that, “A member of the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors is a trustworthy individual to perform the inspection.”

A home inspection is not meant to, nor can it, guarantee the condition of a home on the closing date. Furthermore, conditions can change between the inspection and the closing. There are conditions that are obviously hazardous and others that are less clear-cut. For example, exposed electrical wiring is clearly unsafe whereas the presence of mold isn’t as easy to assess since there are many different kinds. (We also live in a damp climate here in Bainbridge Island, WA.) Asbestos, mold, water purity, and similar issues typically require a specialist inspection.

Keep in mind that home inspectors are not experts in every home system. As the International Association of Certified Home Inspectors states, home inspectors are “generalists trained to recognize evidence of potential problems in the different home systems and their major components. Inspectors need to know when a problem is serious enough to recommend a specialist inspection. Recommendations are often made for a qualified contractor, such as a plumber or electrician, and sometimes for a structural engineer.”

When Hiring an Inspector

When interviewing inspectors, ask how they handle special safety concerns. If you have a well-connected local real estate agent, they’ll be able to refer you to someone they’ve worked with before. Whether you’re finding someone on your own or working with someone your Realtor recommended, it’s important to directly communicate with them. Ask any and all questions you may have. This will prevent assumptions or misunderstandings, ensuring a smoother real estate transaction overall.

Questions to Ask:

  1. How long have you been an inspector? We recommend asking for referrals, especially if it’s a newer inspector.
  2. Do you have a background in residential inspections?
  3. Are you a member of a professional home inspector association, and do you hold any other credentials?
  4. What will your inspection cover? Be sure to get this information in writing. You’ll also want to make sure that it’s in compliance with state requirements and includes the items you want to be inspected.
  5. How long will the inspection take? It usually takes 2 – 3 hours for a single-family home, but this specific property may be different.
  6. How much will it cost? Costs vary based on factors such as the home’s square footage and age.
  7. Can I be present for the inspection, and will you go over the inspection report with me? This can be very valuable. If an inspector says no, that’s a red flag.

Home Inspection Questions

Here are some helpful questions to ask during and after the home inspection. Remember, the more specific you are, the more detailed their responses will be. You want to learn all you can about this property – whether it’s a turnkey property or a fixer-upper.

  1. What is the home’s overall condition?
  2. Do you see any immediate safety concerns?
  3. Are there any cracks or signs of shifting in the foundation?
  4. How old is the roof, and are there any leaks, missing shingles, or damage?
  5. Are the electrical systems up to code?
  6. Is the plumbing all in good working order?
  7. Do you see any signs of leaks or water damage?
  8. How old is the HVAC?
  9. Are the HVAC systems working properly?
  10. When examining the ceilings, floors, and walls, do you see any issues?
  11. Are all of the windows and doors in good condition?
  12. Is the home’s exterior in good condition overall?
  13. Are there any signs of rodents or pests?
  14. Is there any evidence of mold or moisture issues?
  15. What types of maintenance should be budgeted for after purchasing this home?
  16. In the long term, are there any specific issues or concerns?

The More You Know

Home tours and professional photos showcase a home’s best features while a home inspection lists all of the property’s flaws and potential issues. It isn’t glamorous, but finding out more will give you the information you need to negotiate and/or decide what is best for you. The last thing you want is to experience buyer’s remorse. Be as thorough as possible, and try to see the property through the inspector’s eyes.

If you forego a home inspection, it could potentially cost you a lot of money and many hassles down the road. Getting one done can uncover important insights and provide peace of mind during this phase of the home-buying process.

5 Pet-Friendly Home Decor Ideas

Whether your home is filled with dogs and cats or you have just one furry family member, a pet-friendly home should work well for everyone. The good news is, there are many pet-friendly home decor ideas that will benefit you both. From functional, durable furniture to pet-safe products, here are some suggestions to elevate your home.

1. Create a space-saving pet station

If you often deal with pet clutter, consider dedicating one area to their things. Check out this Modern Corner Cat Litter Box Cabinet or this dog bed that doubles as an end table or nightstand. You could pair either of those with some floating shelves, a stainless steel pet food container, a dog toy basket, a stylish cat shelf, and/or a dog wall organizer. Additionally, there are many nice-looking corner dog crates and bench dog crates.

Once you have your pet station all set up, take home organization expert Marie Kondo’s advice and start labeling items. Kondo says, “Label areas where your pet items live to help you keep track of what specifically lives where, such as inside drawers, bins, or on shelves.” While some items may be obvious, it’s important to label closed containers with lesser-used items. That way, even forgetful family members or pet sitters will know where to find things like leashes, brushes, nail clippers, and treats.

2. Choose your upholstery wisely

Not all upholstery is created equally. When it comes to choosing couches and sofa chairs, look for items that are:

  • Durable
  • Stain-resistant
  • Easy-to-clean

You want something that will maintain its appeal over time. For example, performance fabric has a protective coating and is used in outdoor furnishings, making it resistant to moisture and scratches. Microsuede or microfiber is another great option. A synthetic upholstery, it is hypoallergenic and scratch and stain-resistant. Additionally, leather can be a good option if you only have dogs. Cats’ claws can puncture it, but genuine leather is great for dogs and kids. It’s hypoallergenic, durable, and easy to clean. For a budget-friendly option, consider polyester or polyester blends. Its tight weave makes it stain and scratch-resistant.

Regardless of which type you choose, it’s best to clean up any messes right away to properly maintain your furniture. One handy product for cleaning up everything from pet accidents to coffee spills is Folex. It’s safe on upholstery and doesn’t require any rinsing. 3. Let their fur be your guide

When it comes to choosing colors for rugs, mats, and blankets, think about the color of your pet’s fur. While vacuuming regularly is a must, you can hide a bit by choosing similar colors for your living room or bedroom. Or, opt for lively patterns. No one wants to see a beautiful white couch caked with black fur. Whereas a tiny bit of gray fur on a dark patterned area rug will probably go unnoticed. If your heart is set on something that isn’t exactly pet-friendly decor, consider putting it in a room that your furry family members don’t frequent.

And, here’s a pro tip when cleaning up pet fur: use dryer sheets on your base boards. With one quick swipe, you can remove pet hair, and it helps repel it from that area. Bonus: this is an excellent chore for young children to do.

4. Consider pet-friendly laminate flooring

Floors always experience wear and tear over time, especially in high traffic areas. This fact is magnified when we have pets. Laminate flooring is a great option because it’s pet-friendly and doesn’t absorb odors like carpet. Li Wang, who leads flooring testing at Consumer Reports, says, “Laminate and vinyl products are generally made of tougher stuff.” According to Consumer Reports, it’s especially good at “fending off wear, dents, scratches, discoloration from sunlight, and stains, making it appropriate for high-traffic areas.” Also, there’s a range of color and design options to choose from.

5. Elevate your home with pet-safe, air-purifying plants

No one likes a musty home, and what better way to brighten a room than by adding some air-purifying plants? Biophilic design trends are on the rise as more people are trying to incorporate elements of nature into their home. Doing so creates a more harmonious living space. One way to do this is to incorporate greenery into different rooms. The plants below are considered pet-friendly home decor. They are safe for them and easy for you to maintain:

  • Spider plant – needs bright-to-moderate indirect light
  • Money tree – prefers bright, indirect sunlight
  • Boston fern – enjoys frequent misting and indirect light
  • Prayer Plant – prefers little sunlight
  • Blue Echeveria – needs bright, indirect light
  • American Rubber Plant – prefers bright, indirect light

Do This Before Looking at Homes for Sale on Bainbridge Island

There are many different types of homes for sale on Bainbridge Island, ranging from stunning waterfront properties and luxury homes to quaint condos and townhomes. But before you dive into online searches and open houses, there are some important steps to take to ensure success. Buying a home is an exciting and in-depth process, and buying a home on Bainbridge Island means being aware of different factors that could mean the difference between you landing your dream home and losing out on the place that would suit you best. Here’s what you need to do before you start your real estate search.

1. Get pre-approved

Before looking at homes for sale on Bainbridge Island, it’s crucial to get pre-approved for a mortgage.  You need to fully understand your budget, and your lender will need to conduct a thorough credit history check. Be ready to provide financial documents like pay stubs, bank statements, and tax returns. Not knowing your financial health in advance is like walking into a potential negotiation empty-handed. You want to put your best foot forward with an official pre-approval so that as soon as you find a house you want to make an offer on, you can do so right away.

In some real estate markets, you may have time to peruse listings, casually view open houses, and then make an offer when the time seems right. Here on Bainbridge Island, our local real estate market works differently. Since this is a popular place to live, there are many multiple offer situations, and it’s common to hear about all-cash offers. So, if you need financing, be sure to have your ducks in a row and be ready to make a competitive offer quickly. A local lender is also a great resource. They know the area, can provide good rates, and tend to be more available to ensure a smoother process than a distant national bank.

2. Make a need, want, and nice-to-have list

It’s easy to get enticed by beautiful property photos online. It’s also fun to imagine yourself when walking through gorgeous homes that all seem like “the one” at first. But it’s important to first get clear on what you need and want. This will help shape your vision and make it easier to weed out nice homes that simply don’t have everything you require. No one wants to spend countless hours searching, let alone get to the offer phase (or further) and then suddenly realize it’s actually not truly what you want or need. You can avoid this misstep by making a three-column list. In the first column, list what you need. Next, list what you want. And last, list aspects or features that are nice to have as bonuses when thinking of your ideal home.

For example, you and your partner may know that you want at least a 3-bedroom, 2-bath house but does it matter how old the home is, if it’s more than one story, or if it has an open concept layout? Do you need to have a bedroom on the main floor? Do either of you need or want to have a finished basement, a home office, a workout room, or a fenced backyard? If the home doesn’t have a spacious kitchen, updated bathrooms, or a garage – are those dealbreakers? If the property doesn’t have room for a garden is that a bonus you can do without or is it something you can’t live without? Do you want to be within a certain walking or driving distance from the ferry to Seattle or from a certain school?

If you want to buy a condo on Bainbridge Island, it’s best to start thinking about added fees, whether certain types of condos fit your lifestyle better than others, which amenities are must-haves, and if you have any condo-related dealbreakers.

Knowing our average home sale price is $1.6M may surprise some homebuyers. While there is still a range here on the island, it is important to manage your expectations around the financial aspects of buying a home here. It can also get pretty competitive. One of the best ways to ensure success in this market is to work with a highly-rated local real estate agent. They will know the intricacies of different parts of the island, can connect you with local lenders, builders, and much more. Additionally, they can provide recent sales data and the latest market research. Also, they will look at homes for sale and can refine your search to streamline the process. By doing so, you’ll be able to make more informed decisions every step of the way.

 

4. Learn more about Bainbridge Island

If you’re thinking of moving to Bainbridge Island but haven’t spent much time here, we highly suggest you learn more about our area and the island itself before making an offer on a home. While we love living and working here, Bainbridge Island isn’t for everyone. Some people who are new to the Pacific Northwest aren’t fans of the rainy season while others don’t like living on an island (though it is an island you can drive on and off vs. one that’s only accessible by boat or ferry). Our wetter climate means you may have to deal with a moss or mold issue, flood zone concerns, and/or more frequent roof inspections. On the other hand, Bainbridge Island is also home to lush forested trails, incredible beaches, and an award-winning public garden.  We also have top-tier schools, a focus on sustainable living, a thriving arts scene, and much more. Additionally, each neighborhood has its own interesting characteristics that you’ll want to consider. If you do your research in advance and talk to your local broker about what you’re looking for, you’ll have a better idea of which neighborhood would suit you best. It’s also a great idea to spend time in specific neighborhoods if possible. Walk around, say hello to any neighbors you pass by, and live like a local as much as you can.

5. Be prepared to make a strong offer

It’s one thing to do your research and look at homes for sale, it’s another thing to be fully prepared when you find the right one. You want to be ready to make a strong offer right away. If you already own a home and are thinking of buying and selling simultaneously, you may want to consider the Windermere Bridge Loan program. With this program, you can buy before you sell, using the equity from your current home to make a non-contingent offer on a new one. This increases your negotiation power. The approval process only takes a few days.

Other ways that you can stand out as a buyer include making a larger earnest money deposit, possibly waving certain contingencies, and show your willingness to work toward a quick closing.

The Benefits and Risks of Refinancing a Home Loan Right Now

Refinancing a home loan can be confusing, especially with fluctuating interest rates. A true refinance replaces the current mortgage, and with over 50% of homeowners carrying an interest rate below 4%, it’s important to evaluate if refinancing is a smart move for you.

Reasons to Consider Refinancing

Here are five reasons you might be thinking of refinancing.

  1. Lower Interest Rate: Reducing your interest rate can lower monthly payments and save money over the loan’s life.
  2. Shortened Loan Term: Paying off your mortgage faster can save on interest.
  3. Switch to Fixed Rate: Moving from an adjustable-rate mortgage (ARM) to a fixed-rate mortgage provides payment stability.
  4. Cash-Out Refinance: Access home equity for home improvements, debt consolidation, or other financial needs.
  5. Remove Mortgage Insurance: Eliminate PMI from your payment if your home has gained enough equity.

While every homeowner has a different financial situation, looking at example scenarios can help you zoom out to examine the bigger financial picture. Let’s say you have $20,000 in credit card debt with an average interest rate of 18%. Your monthly payments are high, and you’re struggling to pay down the principal. By refinancing your home and taking out $20,000 in equity, you could pay off this debt at a much lower mortgage interest rate, say 4%. This could significantly reduce your monthly payments and save you money in interest over time.  However, it’s important to ensure that the new mortgage payment is manageable and the overall financial benefit outweighs the costs of refinancing.

Home Equity and Long-Term Investment

Home Equity builds over time based on national and local housing appreciation trends.  A home is a long-term investment.  The graphic below shows the 10-year appreciation of a $1.2M Bainbridge Island home.  At the end of 10 years, the home has built up about $500K in equity, which can be tapped. The key to refinancing is understanding that some equity must stay in the home, such as 20% for conventional and FHA loans. A VA loan requires that 10% equity stays in the home.

Cost Analysis

When considering refinancing, it’s important to understand the costs involved and how they impact your overall financial picture.

Here are some key costs to consider:

  1. Closing Costs: These can be up to 2.5% of the loan amount and can include:
    • Administration Fees: The cost to process the loan.
    • Appraisal Fees: Usually between $-0- and $800, this fee covers the cost of assessing your home’s value.
    • Escrow and Title Insurance Fees: Protects against any legal issues with the property title.
    • Recording Fees: Charged by the local government to update public records.
  1. Prepayment Penalties: Some existing mortgages have penalties for paying off the loan early.  If your current mortgage closed within one year, check with your loan officer.
  2. Points: You can pay points to permanently lower your interest rate. One point equals 1% of the loan amount.
  3. Other Fees: These can include credit reports, flood certification, and tax service, which may amount to less than $200.

Understanding and being informed about the refinancing process and its impact on your finances is essential. It helps you make better decisions.

Here are some tips and strategies to discuss with your trusted loan officer:

  • Understand the Loan Terms: really understand the new loan terms, including the interest rate and monthly payments.
  • Consider the Break-Even Point: Calculate how long it will take to recoup the refinancing costs with your monthly savings.
  • Consider the Impact on Your Credit: Refinancing can affect your credit score. Multiple credit inquiries can lower your score temporarily, but the long-term benefits of a lower interest rate can outweigh this.
  • Plan for the Future: Think about how refinancing fits into your overall financial plan. Will it help you achieve your goals? It may help you pay off debt, fund your child’s education, or make home improvements.

Break-Even Point

To determine if refinancing is worth it, we’ve included an example of a break-even calculation, which is the time it takes for the savings from the lower monthly payments to cover the refinancing costs.

Here’s a simple formula:

If your refinancing costs are $5,000 and you save $200 per month, your break-even point would be: 25 months

If you plan to stay in your home longer than 25 months, refinancing could be beneficial.

Useful Tips from a Local Interior Designer

Whether you’re wanting to update your home or you’re preparing to sell it, you’ll probably benefit from working with an interior designer. While there are many great local interior designers, we know that some of our agents here at our Windermere Bainbridge Island office are fans of Kim McCall Design, so we connected with Kim and her team to learn some tips of the trade.  

Tell us about your team & the history of Kim McCall Design. How did you get started?

I am fortunate to have a talented, diverse team. We came together over the years with a shared passion for creating beautiful spaces.

I started my design practice in 2005 and my staging business began organically during the housing market crisis in 2008. The market was flooded with inventory and agents were looking to differentiate their listings and make them stand out. To help agents I provided consultations with their clients to prepare their homes for sale, and the rest is history! 

Since then, we have grown into 3 warehouses with vast inventory for staging and a thriving interior design practice. 

What interior design styles or trends are you seeing a lot of right now?

Clean, modern design in architecture, furniture, lighting, and plumbing is popular now. More smart home capabilities: programmable LED lighting, heating/cooling, security systems, and window coverings can all be controlled through a phone.  

Are there any interior designer myths that you commonly hear?

The myth is that an interior designer comes into your home and imposes their own sense of style. Most clients know what they like but don’t know how to achieve their vision. I get to know my clients on a personal level to understand their wants and needs. 

I simplify the process and guide them on a curated journey with the goal of elevating their home within their budget. I offer streamlined ideas and options that bring forth the client’s vision in an unexpected way. My goal is to make their house feel like their home.

What are a couple of ways people can refresh their home without spending a great deal?

Don’t be afraid to move furniture and art throughout your home. Sometimes, the smallest changes have a big impact on how we feel about our space. Many people hang their art too high. To achieve a gallery look, start by lowering your art to eye level height. Pair down by storing some of your collectibles and rotating your items on display.

Bathrooms are a private space to unwind. I like to find a balance between form and function by pairing beautiful finishes with luxury appliances and fixtures.

What’s one design secret that you can share with us?

8 Ways to Enhance Your Home’s Curb Appeal

You might be wondering: what’s the point of gardening? Why should I invest so much time and money into a hobby that results in some fruits and vegetables? Actually, there are many health benefits associated with gardening, as well as many environmental benefits.

Health Benefits

There are mental and physical benefits to gardening. In regards to mental health, gardening can decrease symptoms of depression and anxiety. Furthermore, gardening can help reduce your stress levels. In fact, it has even been used in addiction rehabilitation programs. Studies have shown it can provoke positive feelings in patients, and it has correlated with program completion rates.

What to Plant in Zone 8b

The USDA developed a Plant Hardiness Zone Map to help gardeners determine what to plant and when for the greatest chance of plant survival. Bainbridge Island, and more broadly, Kitsap County, is a part of Zone 8b. By following the suggested planting calendar, your odds of growing a successful garden increase greatly.

Easy Ways to Save Energy and Reduce Water Waste at Home

Whether you are looking to “go green” or cut down on your monthly utility bills, there are many ways to save energy and reduce water waste in your home. Either way, it feels good to lower your monthly costs by implementing small but impactful changes and taking advantage of the latest innovations. We’ve gathered together some easy options to help you use energy more efficiently and reduce water use.

Participate in PSE Flex

Puget Sound Energy (PSE) offers a PSE Flex program to reduce energy use during peak times. Many customers already receive texts, emails, or calls asking them to reduce energy use during high demand spikes, but if you officially enroll in one of the Flex programs, you will immediately receive rewards. The program has three options, including Flex Rewards, Flex Smart, and Flex EV. You are welcome to participate in one or all three of the Flex programs as long as you meet the qualifying requirements. Flex Rewards is available to all PSE residential customers who have an AMI meter with homes heated and/or cooled by PSE electricity. Flex Smart requires a compatible smart thermostat, and Flex EV requires a qualifying electric vehicle. It’s easy to sign up and start saving.

Unplug Appliances

Many appliances look lifeless when not in use, but the truth is they are still drawing power even when turned completely off. Unplugging and then plugging back in every appliance is a pain. Instead, use a power strip to make this whole process easy. Simply plug your television, DVD player, streaming device, game console, microwave, coffee maker, etc. into a power strip. Then turn the power strip off when the appliances aren’t in use. There are also a number of smart plugs and power strips available that do this for you so you don’t have to worry about it.

Use Energy Efficient Lighting

If you haven’t already, switch all your indoor and outdoor light bulbs to LED options. LEDs use up to 90% less energy and last up to 25 times longer than incandescent light bulbs. To ensure you are using the most efficient LED bulbs, look for the Energy Star label on the box. This indicates that the light bulbs are approved by the U.S. Environmental Protection Agency (EPA).

In addition to switching bulbs, install a smart timer to operate your outdoor lighting. This will ensure that your outdoor lights are on only when needed most. Many also have timer options of two, four, six or eight hours. This is another great option if you feel comfortable without having outdoor lights on the entire night. And, of course, when you’re inside, turn off the lights when you leave a room. All these small actions can add up to big savings.

Install Energy Star Appliances

The next time you are in the market for a refrigerator, television, or furnace, look for the Energy Star label as well. Energy Star appliances use less electricity and water and can help you save on both bills. Refrigerators with the Energy Star label are at least 15% more efficient than the minimum federal standard. An Energy Star dishwasher saves about 3,850 gallons of water over its lifetime – that’s a lot of water! This conservation of energy and water means reducing your costs even more over time. For more water-saving appliances and devices, look for the EPA’s WaterSense label.

Capture and Use Excess Water

In many instances, each time we use water, there are opportunities to capture it for secondary uses. For example, in many homes, it takes a while for the shower to heat up before it’s ready. Instead of letting all this water go down the drain, capture it with a bucket for other needs. This scenario also applies in the kitchen when washing fruits and vegetables. Excess water from the shower and the kitchen can be used for watering indoor and outdoor plants.

Collect Rainwater

Make the most of our wet weather by collecting rainwater for use in your yard. By collecting rainwater, you are reducing the amount of stormwater and pollution that flows to the ocean and reducing the amount of drinkable water that is wasted on outdoor watering. Plus, this is another great way to reduce your water bill. The best strategy is setting up a rain barrel to collect water runoff from your gutters. Washington State does have policies on how collected rainwater can be used, so be sure to review them in advance. Overall, homeowners are allowed to collect rainwater for use on their property but not for drinking water due to safety concerns.

Bainbridge Island Museum of Art

Shopping at BIMA’s store is another beautiful way to support local artists. The store features different artists that coincide with their large-scale group exhibitions. Some featured options include pottery, plates, textiles, and prints. You can choose a piece at the museum itself or shop online. It’s a great spot to find that conversational piece that can make any space pop.

Dana’s on Bainbridge and Madrone Goods

These sister stores, located in the heart of Bainbridge Island, feature two furniture design collections. The Gus* Modern collection features upscale seating, dining, beds, accents, and lighting for your home. Although the design company is based out of Toronto, Canada, their pieces can be found locally at Madrone Goods. The Anaya Home collection includes unique, one-of-a-kind handwoven seating, storage, and accent pieces.

Gardening and Landscaping Q & A with Bainbridge Gardens

From house plants to landscaping projects, patio planters to vegetable gardens, if you are starting a plant project, having the help of an expert can be vital. We received some wonderful advice about how to create a lush greenscape in any sized space from the experts at Bainbridge Gardens. They graciously made time to answer our questions.

A local favorite, Bainbridge Gardens is celebrating its 65th year in business on Bainbridge Island. The garden center is operated by the third generation of the Harui family in the Island Center, which has been in the family for more than 100 years. Read on to gain insights and tips for your next gardening or landscaping project. 

What are some of the current landscaping and garden trends you are seeing right now?

Native plants have never been more popular, and for good reason!  Native plants require less maintenance. Some are deer resistant. Once established, many can survive on rainfall alone. Natives are good for the planet. They provide a sustainable habitat for native wildlife, improve air quality, and reduce soil erosion.

Indoor gardening continues to thrive.  We all have our favorite houseplants, and our horticulturist, Lisa, is always on the hunt for new varieties of those favorites to thrill houseplant collectors.

What is the best way to utilize a small space?

Grow plants up as well as out. Utilize hanging baskets and window boxes.  Carefully choose plants that don’t grow too large or take up too much space.  But feel free to have a few larger items like a citrus in a container or a potted tomato plant on a trellis to give your space interest. 

What is a small change you can make in a large space that has the most impact?

Consider creating a thriving ecosystem in your landscape with a variety of plants and flowers that attract birds, bees, and butterflies. The activity of nature is amazing to be around.

What advice do you have for someone doing a first-time DIY landscape project?

Book an appointment with our horticulturist, Jenni, to give you ideas on what grows well in the various parts of your landscape and how to handle challenging scenarios, like a landscape near a beach or a very shady part of the garden.

What can you do during summer to set your yard/garden up for success during the rest of the year?

Well, although we hope that you set up your garden in the spring so you can relax and enjoy the fruits of your labor during the summer, you can start planning for the fall planting season. You can continue to plant vegetable seeds in the summer for a second crop in the late summer and fall.

Hot, dry summers seem to be the new normal. A planting tip from our horticulturist, Ax: When planting in the summer, dig a hole twice as wide as your plant and fill it up with water.  Let it drain and do it again. Saturating the soil prevents the water from wicking away from your new plant during the first waterings. Remember to create a healthy medium for planting by adding one part planting compost to two parts existing soil and a little fertilizer.
